The Ascencia project provides 100% Large Family Affordable Housing with the exception of 2 Manager units and a Child Care Center for 104 children. It is located between South Escondido Boulevard and Maple Street, fronting West 4th Avenue and with alley access behind. The site area is approximately 1.28 acres (55,638 SF) and is subject to the City of Escondido Downtown Specific Plan for the Southern Gateway District. It also falls under State Density Bonus Law provisions which will allow the proposed 180 apartments on this consolidated lot, as opposed to the base zone maximum of 112 units.
The project consists of one 7-story elevator building with 5 stories of Type III wood frame on a 2-story Type I concrete podium, all above grade and on conventional foundation footings. The exterior cladding is a mixture of colored stucco and a variety of metal and fiber-cement panels. The proposed project gross area is approximately 267,000 SF.
The building is organized as follows:
- Ground Floor with Lobby/ Offices/ Community Room/ Resident services, residential units, Child Care Center and parking.
- Level 2 is parking lined with residential units along the three street frontages – total parking provided is 135 spaces.
- Levels 3 to 7 is all residential units and common areas.
Sustainability is a prerequisite for this project. The project site is perfect for infill residential development to serve the businesses and government institutions in downtown Escondido. The site is easily walkable and is well adapted to current accessibility standards.
