A Residential Mixed Use project combining two different community segments drives the massing of the 1501 6th Avenue project.

This seven story Affordable Housing project is designed specifically for families in one half of the project, and for senior citizens in the other half. Both communities are cradling a centralized common open area that includes decks and balconies, encouraging interaction and communication between generations.

This shared active area extends to the sidewalk with residential lobbies, common rooms and senior supporting uses, reaching out and activating the surrounding neighborhood. A corner café with outdoor dining and the bookend corner retail store invite the neighborhood into the building, energizing the street and linking to the larger neighborhood.
