The Ivy is located between Escondido’s East 2nd Avenue and East 3rd Avenue, abutting South Ivy street. The site area is approximately 1.0 acres (43,648 sf) and is subject to the City of Escondido and Downtown Specific Plan for the Historic Downtown District.
The project gross area is approximately 196,000 sf. The Ivy comprises of 100% affordable units (Large Family Housing) in one building. One level below-grade and one level partly below-grade with parking garage providing approximately 125 parking spaces, Lobby, Child Care Center and Residential units at level 1, Levels 2 to 5 comprise residential units with the following Unit mix (level 1 included): 10 studios, 46 1-bedroom, 35 2-bedroom, 35 3-bedroom units for a total of 126 units.
The proposed project will be type I construction for garage levels and for level 1 at Lobby and Child Care spaces, with Type IIIA construction for the residential use.
