This 23-story luxury apartment tower in Downtown San Diego’s Little Italy is a mixed-use high-rise consisting of 224 units and 25,000 square feet of retail space on the ground floor and mezzanine level. The project includes 179 one bedroom and 44 two bedroom units, and one studio. The 4.5 levels of subterranean parking accommodate 239 residential parking spaces and 40 retail spaces.

The street is activated by the retail entries and by the mezzanine level balconies extending over the sidewalk. The storefronts at sidewalk and balconies slide open and create seamless public spaces.

The project features a roof deck complete with a hot tub, pool, outdoor barbeque area, fire pits and a fitness center.

The tower is set away from the adjacent buildings to allow for ample natural light and to capture views of the city and water front. In addition, the building incorporates green roofs to allow for increased sustainability.

The pool deck has views of the existing Wyland 85-foot high mural on the adjacent building and at night the building lighting effects mimic the movement of water.
