This development is two distinct but interdependent projects. This project, at the intersection of State & Grape streets is a rectangular form clad in ash-colored stucco while on the opposite side of the block at the corner of Columbia & Hawthorn the building features a sweeping steel-and-glass facade.
The overall design concept was created to address the two distinct sides of the project. The corner on State and Grape is more static and rectilinear, whereas the Hawthorn and Columbia side provides a much more dramatic, fluid expression toward the harbor.
The overall proposed project includes 9-stories of mixed-use with 125 residential apartments, 82 hotel suites and 6,200 SF of ground floor commercial space.
A multi-level lobby for both the residential and hotel components opens onto the intersection of State & Hawthorn streets. Adjacent to the lobby is a restaurant space on the corner of Columbia and Hawthorn streets.
Above State Street, the upper four stories will be set back to create a landscaped eco-roof area and pet open space.
